Water Damage to Perimeter Walls or Fences

water damageIf boundary walls or fences and foundations are not designed and built correctly, they can be subject to damage and cracks. Most damage is caused by soils that contract and expand due to excess moisture in the soil.

As the soil absorbs the water, it swells and then shrinks as it dries out again. Pressure on the foundations is ongoing, and if not properly designed and built, WILL lead to cracking of the walls, and in the extreme, collapsing.

Always have drainage points for water if you live in heavy rainfall areas to prevent damage to your walls and fences.
Expansive soils shrink or swell as moisture content changes, which results in heave movements.

All soil types are affected by water, and this can weaken the structure of the soil, and cause extensive damage to your walls or fences.

drainage pipeMake sure you have adequate drainage pipes built into the wall should it be required, as water that dams up against the wall is very bad for the structure.

Avoid having trees or shrubs close to your walls to aggravate the moisture problem.

Should you develop water leaks in the plumbing, and the danger of the water damming up close to your boundary wall, or fence, you need to waste no time in getting it repaired, to avoid excessive damage to the walls or fences, and having to replace walls too severely damaged to be repaired.

It is always best to get a true professional company to design, and build your walls or fences, to ensure that everything is correctly done, and, as they know what to look out for, to install what is needed to protect the walls from damage by excess water.

surveyingBoundary walls and fences are probably the most controversial topic facing homeowners. There are laws that relate to boundary walls and fences, so you need to contact your local authority, to find out exactly what you can and cannot do.

All properties are surveyed, and pegged when land is zoned for residential use, and the two most important issues are the position of the boundary wall, and the ownership of them.

Although all properties are surveyed and pegged when land is zoned, the pegs are generally removed as soon as the land is built on.

This is the main reason that it is very important to ensure that the boundary walls and fences are correctly positioned.

wall footingShould there be a dispute at any stage between neighbours, it may be necessary to get a land surveyor to resurvey the property according to the official diagram that is lodged with the Surveyor General in Pretoria.

Building a wall on the boundary is possible without building plans, if you stick to the rules and regulations, and provided it is on your property. This will give you ownership of the wall.

Building the wall includes the foundations, which will be wider, and longer than the wall itself. If you erect it on your property…it is yours.

Your walls are also protected by law from any action which might threaten its stability, e.g. your neighbours may not dig down next to your wall on their side if there is any likelihood of the earth being washed away if there are heavy rains.

Should your neighbour wish to do some sort of excavation, they will need to erect a retaining wall, or some other structure which provides lateral support to the wall. By law, the retaining wall they erect will require the necessary plans.
