You need to ensure that boundary walls and fences are correctly positioned. Usually neighbours will share the costs involved in erecting a boundary wall or fence, but there are times when one neighbour will refuse to have anything to do with erecting the wall or fence between the two properties.

Make sure that you then erect the wall or fence on your own property. You may need to bring in a surveyor, as the pegs from the original surveyed land will have been removed.

You will still be able to erect your wall or fence, the only requirement will be that you erect it on YOUR property only. In no way must it encroach on an unwilling neighbour’s property, and that includes the foundation which is wider and longer than the wall itself.

The wall or fence will then belong to you only..

Your neighbour is prohibited from doing anything on his side which may threaten the stability of the wall or fence. For instance, he/she may not dig down next to your wall on their side if it will weaken or threaten the stability of the wall.

Should they wish to do some sort of excavation on their side, they will have to erect a retaining wall, or some other structure that will provide lateral support to the wall. A retaining wall will require plans

The ideal foundation should be 1,5m deep and wider than the wall or fence, so that it can provide a strong support for the wall or fence, and it is also an excellent deterrent to anyone attempting to dig under the fence or wall to breach either property.

Retaining Walls

A sloped yard is a gardener’s worst nightmare. A retaining wall with proper drainage is the best option, and will have any serious gardener smiling again.

A build-up of water behind a retaining wall is not only destabilizing, it is potentially downright dangerous.
Weep holes in retaining walls are an excellent way to release water pressure.

Retaining walls leading to drainage ditches generally have weep holes built in right at the base of the walls.

A weep hole or a weep brick is a small opening that allows water to drain adequately. Weep holes or bricks are always located at the bottom of the wall to allow for the drainage and to overcome surface tension.

Weep holes can consist of small diameter plastic, clay or metal pipes extended through the walls to enable water to escape from the backfill.

Hollow plastic or metal tubes can be used for weep holes in retaining walls, keeping the spacing between the tubes to about 41cm apart.

installing weep holesThe installation of the tubes must be done at an angle to allow water to drip out. There are other methods, but the tubes are definitely your best option. The holes must not be too small or they may not allow the air to circulate and the moisture will not vent out properly.
