All properties are surveyed, and pegged when land is zoned for residential use, and the two most important issues are the position of the boundary wall, and the ownership of them.

Although all properties are surveyed and pegged when land is zoned, the pegs are generally removed as soon as the land is built on.

This is the main reason that it is very important to ensure that the boundary walls and fences are correctly positioned.

Should your neighbour wish to do some sort of excavation, they will need to erect a retaining wall, or some other structure which provides lateral support to the wall. By law, the retaining wall they erect will require the necessary plans.

What is With All the Noise Pollution?

To begin, let’s understand the nature of sound waves. Sound waves are very similar to water, as it would bounce off objects and flow through holes. For instance, sound waves from cars zipping pass your home would bounce off your drive way and flow through the window that you have opened in your living room. However, unlike water, sound waves can also pass through objects that are thin and uncompressed. This means, even if you had closed your window, sound waves, that are strong enough, could also pass through your drywalls and enter your home without an invitation! We recommend using dense objects materials such as concrete to absorb or reflect sound from entering your home. Another rule to remember how sound waves travel is the “line of sight”. If the source creating the sound is in your sight, then you’ll be able to hear it! This means if you live on a hill, you may want to build a taller wall!

An important factor to look at is sound wave intensity, which is measured in decibels. The loudness of sound generally doubles when sound is increased by 10 dB. According to Harvard Medical School Health Letter, studies have shown prolonged exposure to 85 or more decibels can cause permanent hearing loss. In Canada and the United States, the maximum permitted noise exposures level for 8 hours are within 80 dB to 90 dB depending on which province or state you live in. At 80 dB, heavy city traffic is one of the most pervasive unwanted noises transmitted to residential homes! According to National Precast Concrete Association, “concrete’s greater mass reduces sound penetrating through a wall by more than 80% compared with wood or steel frame construction”. * Understand where most intrusive noise are coming from

* Decide on the level of decibels reduction you want your sound barriers to have (not all walls provide equal noise reduction)

* Understand the maximum permissible height that you can build your sound barrier (ranges differently in each province/state, check with your municipality)

* Determine the thickness of your sound barrier (thickness usually equates with price)

* Determine the design your sound barrier (some precast concrete fences have holes, which would not be ideal in reducing noise level)

Cleaning Precast Retaining Walls

addingcolourOur retaining precast walls can have permanent colour added to the wet concrete during the manufacturing process, which will ensure that future painting will be unnecessary.   You do have the option to have the fences stained or painted at a later date as a design feature.

If your fence is looking dirty or drab, you can clean the fence to make it look new again.   Over time dust and dirt can build up on the fences, and will need to be cleaned.

Even though precast retaining walls are made to withstand the elements, it does not mean that over time they will not begin to show wear, especially if not sealed properly.   Mould and mildew can grow over time, as unsealed walls absorb moisture.

PowerWashingA good foam cleaner can be applied to the walls and left to dig deep into the surface.   A power washer will do a really good job of cleaning the wall.   We recommend a sealer is applied once the wall is properly dry to prevent any further moisture stains on the walls.   

Our walls are sealed as part of the manufacturing process to keep them looking good for many years, but scratches and chips can cause moisture to seep in.

We recommend repair, or replacement of any sections damaged, as this will prevent deterioration of the walls.  Sealing the walls properly is a high priority to extend the life of the walls.

Common Problems with Painting Concrete Walls

Painting concrete walls can result in a few problems if the concrete wall has not cured. If the concrete cannot adequately cure before it is painted, the paint will trap the excess moisture within the concrete and the paint can peel some of the cement as it peels itself. Painting the concrete wall can also cause the plaster to not receive the water cure that it needs.

Cracks in the Wall

Before priming the wall, cracks in the concrete should be filled with a material that can withstand weather effects. If the wall plaster has a texture, then sealant should be of a matching texture. If it is not, bands of smooth surface can be seen through every coat of paint in a different contrast.

Coverage

If primer and paint is applied, it needs to be applied across the whole surface in order to have the best results. Once the primer has been applied and allowed to cure, the finish coat needs to be laid on in several thick coats. If not, the uniform color will not be attained and you will not achieve the look that is desired. Some projects do not have primer applied before the paint. Other projects may have had paint thinned so much that the coat is not even effective. This makes the wall look like it did not receive adequate coating.

Primer

In order to get the bond desired, the right primer will need to be applied to new concrete walls. This will prevent paint delamination also. There are some paints and primers in particular that needwall painting to be used together. Although cement plaster and concrete should have a coat of primer before the paint is applied, painters do not always prime concrete and plaster.

Delamination

Delamination is the process of paint peeling from a new concrete surface or cement plaster. Paint will delaminate from concrete just as it does from wood and metal. This is why the concrete wall needs to be well prepared and all application procedures need to be followed. Moisture from rain or from the concrete not curing will release from the concrete and cause cleaving.

Over Brushing the Paint

If a painter applies paint to the brown coat on cement plaster, the paint will serve as a bond breaker causing delamination. Plaster behind a coat of paint will turn soft if paint is not allowed to cure. Paint will keep the water from evaporating properly. Concrete walls need to be prepped and primed. Paint needs to be thick and not diluted.

More Palisade Security Options

colourful palisadesPalisade fencing need not be off-putting to you because of aesthetic appeal.  There is always the option of good, thorny plants to plant at the base of the palisade to provide even more appeal and security.

Fire-thorn is always a good option for extra security, as nobody wants to mess with those thorns, but be careful if you have small children or animals, as the thorns can really be very mean, and cause pretty serious injury.

An English rambling rose is also good as it will give blooms annually and be beautiful to look at, even though the thorns can cause injury to anyone trying to climb the fence.

firethorn pyracantha berriesEuphorbia Milii or Crown of thorns is also a good deterrent.  It is a succulent, climbing shrub which can grow to 1.8m in height and has densely spiny stems.   The flowers are very pretty and come in red, pink or white, and up to 12mm wide, so it offers a very aesthetic appeal.

The sap, however is moderately poisonous, and causes irritation on contact with skin or eyes.  It causes severe stomach pain if ingested, as well as irritation of the throat and mouth, and vomiting.  No intruder would want to mess with this plant, as it can have serious consequences.

If you should use any of these plants to increase your security, make sure you wear goggles and thick gloves if you need to do any pruning of the shrubs.

Perimeter Security Fencing

High boundary walls seem to be the best option, but do you know, criminals love high walls.  They can scale the walls and enter your property, and once there they are invisible to neighbours and passers-by.  

Having a low wall with steel palisade fencing inserts is a good option, although it does limit your privacy if that is your main concern.  The low wall will prevent small children and animals from wandering out into the streets, and the palisade will give you a perfect few of all passers-by and anyone attempting to enter, and if you have devils fork razor wire or electric wiring on top, it will be a good deterrent.

A solid wall is not a deterrent to criminals, unless you have electric wiring or razor wire at the top to stop thempalisade climbing over.  There are many options for secure boundary fencing, and we need to explore each option before making a decision as to which fencing is best suited to our needs.   

It is always a good idea to make provision for 100mm drainage pipes every few metres to provide drainage for surplus groundwater that might otherwise dam up behind the wall.  Drainage pipes are very good, especially in high rainfall areas.

Concrete is the perfect walling material as it does not rust like steel, and is very limited maintenance, as well as being very durable, stable, and long lasting.

Crime Prevention Boundary Protection

fire thornThere are many ways to make it difficult for criminals to access your property.   You need to make it as unattractive a prospect as possible.

Boundary fences need to be high and of good quality with a topping that will deter anyone from attempting to climb over.  

A good perimeter wall would be a low wall with palisades so that there is no place for an intruder to hide if they do get in.   Topping the palisades with spikes is a good idea and an extra deterrent.

Wall foundations need to be deep too, to prevent anyone digging their way in. If you need to allow for runoff water, pipes can be built into the bottom of the walls at intervals.

An excellent deterrent is to have a trellis on the top of the fence and a thorny plant growing over the trellis.   Nobody likes their hands cut to pieces, or the pain of the thorns digging in deep.  Prickly bushes and hedges around your garden can also act as a deterrent.

pyrancantha firethornTrellis won’t support weight, and besides being noisy when it breaks, it will also bring the thorny plant down on whoever is trying to climb over, and can cause some real bad damage to a would be criminal.

Pyrocanthus (aka fire thorn) is a good option, but takes a bit of time to grow properly.   A rambling rose is also good.  It is thorny but has the advantage of aesthetic appeal when blooming.

The only drawback to these plants is that they will need to be pruned to keep them looking good, but is still a small price to pay for security.

This is another idea to keep you safe and protect your property.

Electrified palisade fences

electrified palisadeAn electrified palisade fence is a steel or aluminium palisade fence used as a defensive barrier for the protection of property, particularly in isolated regions.

Typical construction

Electrified palisade fences are usually made from painted mild steel, galvanized steel, stainless steel or aluminium. Typically the fences are 2.4 metres (7 ft 10 in). All electric fences have energisers which send high voltage electric pulses through the palisade, usually at a frequency of 1 Hertz (one pulse per second).

Uses

The two most common uses of electrified palisade fencing is in protecting isolated property and in the defence of high security facilities. Palisade electric fences are used in most countries, particularly where there is little vegetation to short circuit the fence or where the costs of security personnel is high in relation to automated security equipment.

Isolated property is vulneelectrified fencingrable in that it is difficult or time consuming to send security personnel to respond and so must be self sufficient with an automated security system. The electric pulse is a strong deterrent for criminals, while the palisade fence is mechanically stronger than a typical steel cable electric fence being able to withstand impact from wildlife, small falling trees and wildfires.

Due to the high levels of crime in South Africa, it is common for residential houses to have perimeter defences.
